Douglas County is located in the western part of the state, with an estimated present population of 48,351, consisting of approximately 20,472 Households. Douglas County ranks 6th in Annual Median Household Income (AMHI) in Nevada at $58,737 per household. In 2017 the county ranked 6th in total population among Nevada’s seventeen counties. There are no incorporated towns or cities in Douglas County, while the unincorporated town of Minden, the county seat, is located in the north-central area of the county along U.S. Highway 395. The majority of the county’s residents live in the Minden/Gardnerville area. Another concentration of population includes the Johnson Lane/Stephanie Way area located in the northwest part of the county and is considered a viable housing market.

While there are other areas of housing concentration in Douglas County encompassing several smaller communities that are located in the far western portion of the county, and situated in and around the South Lake Tahoe area, the sheer high-cost of development in these particular communities makes it impractical for the development of affordable housing, and this particular housing market has therefore been excluded when compiling much of the county data.  88.1% of the county’s overall population is employed in the Private Sector, while the remaining 11.9% are employed in Government related jobs
